Speculative Shell Building

MEDC Industrial Park  Monticello, Arkansas

The Site & Building

Site: 11.14 Acre Tract situated near the entrance of the MEDC Industrial park.  Elevation of the site is above the 100-year flood plain,  is well drained, and has been seeded for grass.  Irregular in shape, the site offers 613 feet of frontage on Doris Lawrence Drive as the northern boundary; 729 feet on the west adjoining AR 35; 590 feet on the southern boundary adjoining a tract of timber; and 636 feet on the eastern boundary adjoining a developed lot of 14.08 acres in the industrial park.

Structure: Steel framed building with 35' X 50' bays, perimeter dimensions of 246'4" X 203'4" or a total of 50,088 square feet under a standing seam metal roof system.  A glass storefront has been installed to accommodate an interior office, or provide an attractive entry.  Decorative split-faced block has been utilized on the front and street sides of the building.

Floor: Only footings and foundations have been built; the floor remains to be poured thereby allowing the owner to establish specifications. 

Expansion: A pad for future expansion of a additional 50,000 sq. ft. has been completed as a portion of the construction project.  An adjacent site of 14.08 acres is in the industrial park and is currently available for purchase.

Doors: Twin commercial glass doors have been installed at the front of the building to provide pedestrian access; and an insulated fire door has been provided at the end of the south wall.  Two overhead doors have been installed on both the north and south side of the building. One door on each side may be accessed by a ramp or converted to dock height.  The other door is designed to be dock high.

Exterior Materials: The north and west walls of the building are of insulated metal over split faced concrete block.  The remaining two sides are of insulated metal.  Translucent materials have been installed above the metal panels on the south and east sides of the building to provide some natural lighting in the structure.

 

Utilities and Services.

Water: The City of Monticello provides  water to the Industrial Park from wells via a 12" line with normal pressure of 45 psi; distribution within the park is provided from 10" and 8" lines

Sewer: The City of Monticello Via an 8" main to the Industrial Park; with 6" internal collection lines.

Solid Waste:  The City of Monticello handles solid waste disposal at a suburban land fill site.

Electric Power: Entergy Arkansas Currently providing access to a 7.6kV line.

Natural Gas:  Center Point Entergy via a 4" main with a normal line pressure of 45 psi.

Telecommunications:    AT&T (formerly SBC) offering digital switching and access to DSL Services.

Highway Access: MEDC industrial Park is accessed via AR 35,  approximately 1 mile south of US 278, Three miles east of AR 425; and some  45 miles southeast the current southern terminus of I-530.  Extension of I-530, now under construction , will intersect the future of  I-69 corridor approximately 8 miles northwest of the property.  I-20 is accessible at Monroe, Louisiana, approximately 85 miles southwest of Monticello

Air Service: Monticello Municipal Airport, Currently featuring a runway of 5,080 feet, is located at the nearby intersection of 35 an US 278.  Commercial air services are available at Little rock Arkansas, approximately 94 miles north of the site, or Monroe Louisiana, approximately 85 miles southwest of Monticello.

Inland Waterways:  Terminal and commercial barge service is available to the port of Yellow Bend, Located approximately 35 miles east of Monticello on the Mississippi River.
